Set within the mature, leafy Victorian suburbs to the south of Edinburgh city centre, The Royal Ettrick Hotel provides the perfect getaway from the bustle of the city whilst still being within walking distance of The Old Town. This popular residential area of the city has housed some of its most famous inhabitants, past and present including Harry Potter author J.K. Rowling and John Napier, the inventor of the decimal point!
Built in the 1860's as the grand home of a rich Edinburgh barrister, The Royal Ettrick remained a private residence until it was converted into a hotel during the 1940's. Extended in 2003 and undergoing refurbishment and extension in early 2008 to accommodate an extra 9 bedrooms, the hotel has the modern conveniences guests have come to expect whilst retaining the original character, charm and features of this beautiful building.
The Royal Ettrick Hotel is situated less than fifteen minutes by bus to Princes Street and linked to the heart of the old town by The Union Canal making access to Edinburgh's major attractions quick and simple.
The hotel offers 17 bedrooms situated across all three floors of the property, and upstairs accommodation is accessed via the original ornate staircase. All rooms benefit from conveniences such as en-suite bathrooms, televisions and Tea & Coffee making facilities.
Upon arrival to the hotel you will be greeted at reception by our friendly staff who will do their utmost to ensure your stay is relaxed and enjoyable.
In the morning a full Scottish cooked breakfast and continental selection are served in The Conservatory Bistro on the ground floor. Flooded with natural light and with views across our private garden which can offer al fresco dining (weather permitting), The Conservatory Bistro offers a full menu throughout the day with restaurant dining in the evening.
The hotel also houses The International Bar, offering true Scottish colour and character with a traditional pub feel and broad range of regular customers and guests alike, serving a wide selection of food and drinks you can be sure to find something new and enjoyable.
Accessibility to and from the hotel is second to none, with our private car park and ease of access to the Edinburgh bypass any traveling is simple and relaxed. Superb public transport links also service the hotel with two main bus services into the heart of the city stopping directly in front of the hotel, with Waverley Train Station under 1.5 miles away and Edinburgh Airport only 5.5 miles away all travel and connections are quick and easy.

From A8 Glasgow or Airport:
Follow signs to Edinburgh city centre along the A8, through Corstorphine, Murrayfield and Haymarket.
At the West End of Princes Street, turn right into Lothian Road and follow the signs to the A702 through 5 sets of traffic lights.
At Tollcross (clocktower in the middle of the junction) veer right into Home Street. At the 2nd set of traffic lights by the Kings Theatre, turn right into Gilmore Place.
Continue along Gilmore Place for at least half a mile over 2 sets of lights.
After the 2nd set of lights, continue straight over the mini roundabout into Polwarth Terrace and take the first road on your left after the tennis courts and bowling green.
The Royal Ettrick hotel is located on the corner of Ettrick Road. Take the first road on the right into Ettrick road and the car park is situated on the left hand side.

From the East End of Princes Street from the A1 and A7:
If travelling from the A1 or A7 follow the signs to Edinburgh City centre and this will bring you in at the East End of Princes Street.
At the East End of Princes Street, continue along Princes Street until you reach the West End.
Turn left into Lothian Road and follow the directions as above from Lothian Road.

From the M74/A74 and A702:
If travelling from the South up via Carlisle, along the M74 and A74 take the turn off for Edinburgh along the A702.
This road is approx 40 miles long and will bring you in at the south side of Edinburgh. Follow the signs to the city centre along the A702 into Comiston Road, then straight ahead into Morningside Road.
Continue along Morningside road until you round the corner in Bruntsfield Place.
Continue straight along Bruntsfield Place and you will see a park on your right hand side.
Continue past the park and a petrol station on your right hand side.
At the traffic lights next to the Kings Theatre turn left into Gilmore Place and follow the directions as above.

From Waverley Train Station, take bus number 10 from Princes Street and alight at Polwarth Terrace
Cancellation policy is 2pm the day prior to arrival or 1 nights accommodation charged. Non arrivals will also incur a 1 nights charge.
